Georgia Tech Foundation will start renovating the lobby of its 1924 Biltmore tower in September, the first phase of turning the Midtown building into the Biltmore Innovation Center. The project, led by Collaborative Real Estate with Wright Gardner Architect, adds more than 100,000 square feet of research space, startup offices and a street-level restaurant with a shaded patio on West Peachtree Street.
Exterior work begins in early 2027, with completion targeted for summer 2027. The renovation replaces the building's current modest entrance with glass doors meant to open the tower toward Georgia Tech's Tech Square district, which surrounds it on three sides.
Why it matters
It is Georgia Tech's bet that a century-old office tower, not a new building, can anchor the next phase of Tech Square.
