The Atlanta Beltline and Invest Atlanta boards approved a record $265.8 million FY27 budget, up from $242 million last year. Design and construction takes $128 million of that, a 30% jump, aimed at finishing the Northeast Trail Segment 3, the loop's largest and most complex remaining piece since it has no existing railroad right-of-way and needed fresh land acquisition.
Real estate and affordable housing get $41 million, keeping the agency on pace to beat its goal of 5,600 affordable units by 2030; it has hit 81% of that goal already, adding 300 to 500 units a year. The Tax Allocation District covers 72% of the budget ($192.5 million), with philanthropy and grants covering the rest. About 16.7 of the planned 22 miles of mainline trail are already built.
Why it matters
The budget's growth rate says more about the 2030 deadline than any single ribbon-cutting: the agency is spending faster because the hardest, most expensive segment is still ahead of it.
