Atlanta launches $30,000 down payment help for Beltline neighborhoods

A new soft-second mortgage program targets teachers, first responders, and legacy residents being priced out of Beltline-adjacent neighborhoods.

Invest Atlanta and Atlanta Beltline, Inc. launched the Beltline Mortgage Assistance Program on July 22, offering up to $30,000 in down payment help for legacy residents and public-sector employees (teachers, firefighters, police officers, Fulton County and city watershed and public works staff) and up to $20,000 for other qualified buyers.

The money comes as a 0% soft-second mortgage with a 15-year affordability period, usable for down payment, closing costs, interest-rate buydowns, or principal reduction on homes within Beltline Tax Allocation District subareas 1, 2, 3, 8, 9, and 10 on the south and west sides.

Buyers need a 620 credit score, income at or below 140% of area median, a $1,500 personal contribution, and a HUD-approved homebuyer education course. Atlanta Beltline, Inc. is funding it with an initial $1.5 million in 2026 and another $1.5 million planned for 2027, drawn from its affordable-housing budget administered by Invest Atlanta, which has now helped over 650 homebuyers with more than $13 million in assistance since the program family began.

Why it matters

It is a direct, dollar-figure answer to the Beltline's own affordability problem: rising prices near the trail pushing out the teachers and city workers who serve those neighborhoods.

Opening

BeltLine Starts Northwest Trail Segment 3B

Construction has started on Atlanta BeltLine Northwest Trail Segment 3B, a nearly one-mile link from Trabert Avenue to Tanyard Creek Park. The route will bridge Northside Drive, pass through Atlanta Technology Center and under I-75, connecting five northwest Atlanta neighborhoods to the completed Segment 3A and Northside Trail. Atlanta BeltLine lists late fall 2028 as the expected opening.
