Regent Partners is in talks to buy Buckhead's distressed Tower Place 100

The 29-story tower that launched Buckhead's skyline in the 1970s is trading again after its owner defaulted.

Regent Partners, working with Florida's Morning Calm Management, is in exclusive talks to buy the 639,000-square-foot Tower Place 100 and its attached Tower Walk retail building at 3340 Peachtree Road, arranging up to $124 million in acquisition debt. Starwood Capital Group bought the 29-story tower for $192 million in 2015, then defaulted on a $212.5 million mortgage in 2023 as the building's value fell to $153 million and occupancy slid to 65%, with Tower Walk at 44%.

Charlie Ackerman developed Tower Place 100 in the 1970s as Buckhead's first office high-rise. A completed sale would be one of the largest office trades in Buckhead since the submarket's downturn began.

Why it matters

A trade at roughly half its 2018 value would reset the price floor for Buckhead's aging office towers.

Opening

BeltLine Starts Northwest Trail Segment 3B

Construction has started on Atlanta BeltLine Northwest Trail Segment 3B, a nearly one-mile link from Trabert Avenue to Tanyard Creek Park. The route will bridge Northside Drive, pass through Atlanta Technology Center and under I-75, connecting five northwest Atlanta neighborhoods to the completed Segment 3A and Northside Trail. Atlanta BeltLine lists late fall 2028 as the expected opening.
