Dunwoody clears the way for 122 townhomes on a vacant Ashwood Parkway office site

Planning commissioners unanimously backed a rezoning that would erase a 231,000-square-foot empty office building near City Hall.

Dunwoody's Planning Commission voted unanimously on July 14 to recommend rezoning 11.64 acres on Ashwood Parkway, home to a vacant 231,000-square-foot office building with 582 parking spaces, from Office-Institutional to Planned Development so developer Ashwood Woods can build 122 townhomes there.

The units would run 2,800 to 3,000 square feet each, with a public walking trail, a pool, and added landscaping, and the recommendation carries a condition requiring a state DOT traffic study at Ashwood and Ashford Dunwoody Road. Former council member Robert Wittenstein argued the planned-development zoning sets a "dangerous precedent" for single-lot rezonings, while Dunwoody Homeowners Association president Tim Brown called it "an excellent use for this property." The full City Council still has to approve the rezoning.

Why it matters

It's one of the largest vacant-office-to-residential conversions on Dunwoody's docket, and a test of how far planned-development zoning bends to fit a single site.
