Avila and Hedgewood plan $350 million development in Avondale Estates

The Maple Street and Oak Street plans include 700 apartments and 110 for-sale homes. The city anticipates a May 2027 construction start.

Avila Real Estate and Hedgewood Homes plan a two-site residential development around downtown Avondale Estates. The city’s current plan calls for 300 apartments and 38 for-sale homes at Maple Street, and 400 apartments and 72 for-sale homes at Oak Street.

About $350 million in private investment would accompany new streets, utilities and stormwater improvements. The city anticipates construction starting in May 2027, with a five-year build-out subject to market conditions. Hedgewood intends to begin with North Maple Street homes; Avila plans stormwater work and roads before the first Oak Street apartment building.

Why it matters

It's one of the largest single redevelopment bets in DeKalb's inner suburbs, and the city is subsidizing it directly through its own tax district.

BeltLine Starts Northwest Trail Segment 3B

Construction has started on Atlanta BeltLine Northwest Trail Segment 3B, a nearly one-mile link from Trabert Avenue to Tanyard Creek Park. The route will bridge Northside Drive, pass through Atlanta Technology Center and under I-75, connecting five northwest Atlanta neighborhoods to the completed Segment 3A and Northside Trail. Atlanta BeltLine lists late fall 2028 as the expected opening.
