On a roughly 1,742-square-foot lot that sat vacant for years on Hilliard Street NE in Sweet Auburn, developer Under New Management is finishing a 10-unit building called The Firehouse, with studio rents capped at $1,250 a month including utilities. The roughly $1.9 million project is backed by Invest Atlanta, the Community Foundation for Greater Atlanta's housing fund, and District 5 Councilmember Liliana Bakhtiari's office.

It is explicitly a pilot: developer Saba Loghman is testing whether small, hard-to-build infill lots can produce income-restricted housing at a scale that could repeat across the city. Completion is expected by the end of 2026.

Why it matters

It is a test of whether Atlanta's smallest, least buildable lots can still produce genuinely affordable housing rather than sitting vacant.
